Identifying and Enhancing the Focal Point

What attracts potential buyers?   What is the first thing a potential buyer notices and/or what grabs their attention?  Is it the fireplace, the window with a unique view, or is it the room with high vaulted ceilings?

When preparing your home for the market, it is essential to highlight the focal point for each room.   The focal point creates an inviting atmosphere and attracts the buyer’s eye. There should be only one focal point for each room.  You want to create a WOW factor for the buyer, not overwhelmed them.

Determine the Focal Point:  Most homes have a distinct focal point – fireplace and/or a large window with a unique view. For example, if the fireplace is the focal point, accessorize the mantel, but do not clutter the mantel to the point of distracting the attention away from the fireplace.  Instead, hang a large piece of artwork above the mantel.  If your focal point for the room is a window with a breathtaking view, arrange your furnishing so as not to block the view.  No window treatment is needed.

Create the Focal Point:  If the room does not have a defined focal point, you can create one by first defining the purpose of the room.  Use a sofa or large piece of artwork as the focal point in a room functioning as a living room.   Strategically place your furnishings.

In the bedroom, the bed serves as the focal point.  Enhance the bed with a headboard and dress the bed with new beddings and accessories.   Furnishing can be a focal point in your dining area such as a large table or a hutch.

 A focal point makes a  statement!  Remember, you want your home to attract a wide range of potential buyers while on the market.

Inexpensive Do-It Yourself Staging Tips for the Kitchen –

The kitchen is the most utilized room in your home and in many cases, the focal point when selling your home. It  is important to keep it tidy and free from clutter as potential buyers put a lot of interest in the kitchen.

Several  DO-IT YOURSELF staging tips to enhance your kitchen’s best features and help turn your house into a marketable home:

Kitchen fixtures should be polished.

  • All appliances
  • Faucets

 Counter tops – Keep clutter free.

  • Potential buyers need to visualize the potential use of the counter space available.

Floors – mop, polish

Tables

  • Remove excessive accessories from the table.   A simple accessory such as a fruit bowl will suffice.
  • No more than 4 chairs should be placed at the table.   You are selling space not furniture. Less is more.

 Windows

  • Remove window treatments
  • Clean windows
  • Let there be light

 A clean and clutter free kitchen invites potential buyers to see the rest of your home.
